Nightmare on Silk Street: Huge Scheme is a ‘Devastating Blow’ to Barbican, Whitecross and Bunhill Residents

Local campaign group Barbican Quarter Action is urging residents to get their objections in by the 12th of November.

The Barbican is London’s Grade II listed world masterpiece of design, with its trinity of the towers and its lakes and gardens known throughout the architectural world, and contains the world-leading concert hall, cinemas, theatre and music and drama school

Over 4,000 people rent and own from studios to one-bedroom flats and family flats and houses. The Barbican Estate is also next to an Islington estate and sits in a network of ancient Finsbury  streets all with residents and the Richard Cloudesley primary school. Local shops serve both Barbican and Finsbury residents

The current version of the submitted scheme from Lipton Rogers for One Silk Street is a devastating blow to the architectural and visual coherence of the Barbican and the immediate area

A One Silk Street Action Group is carefully studying the 300 plus documents published by City Planning officers on 11th September. Consultation ends on 12th November but valid comments can be taken after. A decision is expected early 2026. Here are some guidance notes to help with your objections/comments about the plans.

The original consultation by the developer on a scheme of such magnitude was deeply flawed and failed to show the overwhelming impact of the proposal on the Barbican and surrounding narrow Islington streets 

Residents want a visionary new building that everyone can be proud of, one that will enhance the reputation of the City of London and not a second-class scheme that everyone will come to regret

The current proposal for One Silk Street which will be before the City Planning Committee in the New Year is hugely damaging to residential amenity and the surrounding area in terms of density, scale and light impact

Residents want to work for a world class building in a world class city

There are superb role models for this best-in-class approach right next to the Barbican such as the Schroders building on London Wall

The campaign group Barbican Quarter Action said:

“The proposal from Lipton Rogers which has been submitted for planning approval is a devastating blow to the architectural and visual coherence of the iconic Grade II listed Barbican and nearby streets”.

 “Residents and citizens want a visionary building on One Silk Street that everyone can be proud of and not something people will bitterly regret. This scheme falls way short of what our great city deserves in such an important location”.
